Scheduled Maintenance Regiment for Heating, Ventilating and Air Conditioning

HVAC Maintenance. What does it mean and how important is it? For most of us, our cars, trucks, recreational vehicles and even our lawn equipment all get some form of routine maintenance without a second thought. Even though our HVAC equipment is directly tied to our properties value, many of us tend to neglect it until a noticeable problem occurs. By this time, a problem often means a costly repair or replacement.

So how do we protect an investment that bears such an impact on our properties value? Which maintenance procedures are important? Exactly how are they performed? How often should they be performed? How can we be certain that what we pay for in preventative maintenance is actually producing (value) savings? The answer to all these questions is simply, KNOWLEDGE. The rising cost and complexity of modern HVAC systems demands that we educate ourselves on how to make what we have last as long as possible. It is important to have a basic understanding of how these systems work in order to make an informed decision on how to maintain them. The internet offers a wealth of information and is a good place to start. For instance, you might try to do a search for “basic refrigeration cycle” and look for video presentations. Soon, you should begin to visualize how A/C equipment actually absorbs heat from indoors and moves it to the outside leaving behind the by product of cool dry air. You should also begin to understand how dirty filters and coils impact this cycle. With a little familiarity of your HVAC equipment, you can begin to make good decisions on how and when maintenance should be performed.

At Martin Mechanical, we know that each structure is uniquely designed and used differently. Because of this, we are here to assist you in developing a custom designed maintenance regiment based on your individual circumstances. For instance, some owners may find they have the time and ability to perform many of the required maintenance procedures themselves. Properly and safely done, this is an excellent way to minimize maintenance cost. No matter who performs the task, the important thing is to know how to successfully implement a maintenance strategy which produces tangible results such as:

1) Safe operation.
2) Maximized property value.
3) Efficient energy consumption.
4) Preventing premature failure of major components.
5) Extending the useful life expectancy of the equipment.
6) Sustaining indoor air quality and overall comfort for occupants.

We would like to assist you in any way towards the maintenance of such an important investment in your property and hope that you will take us into consideration for performing all or part of your maintenance needs. Just call us to schedule a free consultation. We look forward to earning your business.
